The Tenant
- Any individual or legal entity wishing to conclude a seasonal rental contract via the SCI Bedel 162 website, whose address and title are :

online, by telephone or in writing.
- In advance, the Tenant is informed that he/she does not benefit from the right of withdrawal in accordance with article L121-21-8 of the French Consumer Code, which states:
“The right of withdrawal cannot be exercised for contracts: (...) 12° For the provision of accommodation services, other than residential accommodation, goods transport services, car hire, catering or leisure activities which are to be provided on a specific date or at a specific time (...)”.
I.- Purpose
The purpose of the present conditions of sale is to define the contractual relationship between SCI Bedel 162 and the Tenant and the conditions applicable to all seasonal rental contracts concluded via the SCI Bedel 162 website, whether the Tenant is a professional or a private individual.
II - Characteristics of the property
- The property offered is published on the http://www.corsicavillanostra.com website of La SCI Bedel 162.
- The property is accompanied by a description and photos produced by La SCI Bedel 162.
- The Tenant will find on the site, all information on prices, dates, location and main features of the property.
- As the property is described according to information and images gathered during the year 2024, changes may have occurred prior to booking. For this reason, the site is updated regularly.
- The description and invoice confirming the booking are therefore the only contractual elements of the booking.
- The information given on the website is valid on the date of conclusion of the contract and replaces all previous publications.
- The photos are as accurate as possible, but cannot guarantee a perfect similarity with the product offered.
- Information about the surrounding area mentioned on the site is provided by third parties (shops, transport, restaurants, etc.).
- Changes may occur without the knowledge of SCI Bedel 162. La SCI Bedel 162 cannot therefore be held responsible.
III - Prices
- Prices published on the website are in euros and include VAT.
SCI Bedel 162 reserves the right to modify its prices at any time, it being specified that the price published on the site on the day of reservation will be the only price applicable to the Renter.
- Rental prices are given per night, per week or per month.
- Details of what is included in the rental price are indicated precisely on the site. In the event of compulsory and unforeseen costs to be paid by the Tenant at the time of booking, the Tenant will be notified 30 days before the start of the rental period.
- Optional services may also be offered on the website. In the event of such requests, these services are to be paid directly on arrival to SCI Bedel 162's partner service provider, who is on site and in charge of logistics.
- This service provider is Service 2A, in charge of the basic services included in the rental price, i.e. : Welcome and check-out appointments, inventory of fixtures, security deposit, handing over and collecting keys, preparation of rooms, supply of sheets, towels, etc., check-in and check-out cleaning.
IV - Reservations and cancellations
- Reservations are made with the owners and managers of SCI Bedel 162 via the website or by contacting them directly after filling in the contact form on the website.
- A booking confirmation, including booking details, is sent by e-mail to the Renter.
Option 1
If the booking request is made more than 30 days before the arrival date, the Tenant must pay SCI Bedel 162 25% of the rental price as a deposit in order to reserve the property.
- This payment must be made immediately via the online payment systems offered on the site (credit card or Paypal, bank transfer).
- Failing this, SCI Bedel 162 will be free to reserve the property to another tenant, without being liable for any compensation.
- Failing this, SCI Bedel 162 will be free to reserve the property for another tenant, without being liable for any compensation.
- The balance must be paid no later than 30 days before arrival.- The present contract will be firm and definitive as soon as the aforementioned deposit has been paid to SCI Bedel 162.- If the Tenant subsequently withdraws from the rental, he/she will remain liable for the full rent, less the aforementioned deposit.
- In the event of exceptional circumstances preventing the rental from taking place (see paragraph VIII - SCI's liability), in particular an epidemic or health crisis, the Tenant will be reimbursed the full rental amount by SCI Bedel 162.Option 2
- If the booking request is received less than 30 days before the arrival date, the Tenant will pay the full rental amount to La SCI Bedel 162.- This payment will be made immediately via the above-mentioned online payment systems.
- Failing this, La SCI Bedel 162 will be free to reserve the property for another tenant, without being liable for any compensation.- The present contract will be firm and definitive as soon as the total rent has been paid to La SCI Bedel 162.
- If the Tenant subsequently renounces the rental, he/she will remain liable for the full rent.
- On receipt of full payment and before the start of the rental period, a firm booking confirmation will be sent to the Tenant, containing all relevant information, including the contact details of the owner-managers of La SCI Bedel 162, as well as the contact details of Service 2A, in order to set up an appointment sufficiently in advance, based on the Tenant's dates, times and places of arrival, and the availability of Service 2A and its schedules.
- In the event of exceptional circumstances preventing the rental from taking place (see paragraph VIII - SCI's liability), in particular an epidemic or health crisis, the Tenant will be reimbursed the full rental amount by SCI Bedel 162.
V.- Security deposit
- On the day of occupancy, the Tenant will pay a security deposit.
- The amount is indicated on SCI Bedel 162's website and on the rental contract.
It is intended to cover the cost of any damage caused by the Tenant to the accommodation and its furnishings, or broken objects, as well as the loss of keys or objects.- The security deposit will be paid in the form of a cheque made payable to SCI Bedel 162 (or in cash) and handed to Service 2A when the keys are handed over.
- This deposit will be returned subject to inventory and inventory of fixtures being in order when the keys are returned.- In any event, and after deduction of any sums covering damage or loss caused by the Tenant, the security deposit must be returned to the Tenant within 7 days of departure.
VI - Arrival and departure: inventory of fixtures and furniture
- Arrival will take place according to the times fixed by SCI Bedel 162 and the person from Service 2A in charge of reception, and departure before 10am on the day indicated on the booking confirmation.- The Tenant must therefore contact La SCI Bedel 162 and Sté Service 2A to arrange his/her arrival.- If the Tenant is unable to take possession of the rental property at the dates and times indicated due to transport difficulties, strikes or for personal reasons, the full price of the stay remains due.The same applies to shortened stays.
- In such circumstances, the Tenant will contact SCI Bedel 162 to arrange a new arrival time.- An entry inventory of fixtures and fittings and an inventory of the furniture in the accommodation and its outbuildings will be drawn up jointly by the Tenant and La SCI Bedel 162 represented by Sté Service 2A.- An inventory of fixtures and fittings on departure, as well as another inventory of furniture, will be drawn up on the day of departure, jointly by the Tenant and La SCI Bedel 162 represented by Sté Service 2A.
VII - Tenant's obligations
The present contract is subject to the conditions set out below, which the Tenant shall execute and comply with under penalty of termination of the contract, and this without prejudice to any action for damages by SCI Bedel 162.
The Tenant hereby undertakes to :- Peacefully use the leased property, its equipment and furnishings, in accordance with its intended use as a dwelling. In this respect, he also undertakes not to transform the premises, equipment and furniture which are the subject of the present contract.- Although the cost of cleaning on departure is included in the rental price, the Tenant must return the property in a perfectly clean condition. Failing this, the Tenant undertakes to take care of the cleaning at his own expense.
- Although the cost of cleaning on departure is included in the rental price, the Tenant must return the accommodation in a perfectly clean condition. Failing this, the Tenant undertakes to pay for any cleaning that SCI Bedel 162 is obliged to carry out.
- If cleaning is included in the charges, the Tenant undertakes to ensure general tidiness of the rented property, removal of household waste, and cleaning of the kitchen and household utensils.
- Maintain the rented property in good condition. If items listed in the inventory are broken or damaged, SCI Bedel 162 may claim their replacement value.
- Not to leave the premises prematurely without giving prior notice to La SCI Bedel 162, so that an inventory of fixtures and fittings can be carried out and the keys returned on departure.
- Comply with any special instructions given by La SCI Bedel 162 on the Internet page of the rented property concerning the use of the property, i.e. no smoking, respect of the maximum number of people indicated, no pets, etc. It should be noted that the number of people authorized per accommodation is the maximum capacity: adults and children included.
VIII - Responsibility of SCI Bedel 162
- SCI Bedel 162 must ensure that the accommodation complies with current legislation.
- If, on arrival, the Tenant finds that the rented property does not conform to what was stated in the booking confirmation, or if he finds any defects, he must inform SCI Bedel 162 directly or the person authorized to represent it.
- All complaints must be made directly to La SCI Bedel 162.
- La SCI Bedel 162 shall not be liable for any damage, loss or delay or problem in the event of circumstances beyond its control, including war, threat of war, epidemics, riots, terrorist activity, natural or nuclear disasters, fire, airport closure, adverse weather conditions, failure of network supply, action by the authorities, or any other cases of force majeure as defined by applicable law.
- In such circumstances, La SCI Bedel 162 reserves the right to cancel the reservation concerned, and to refund the full rental amount.
- SCI Bedel 162 cannot be held responsible for theft, burglary or any other criminal act committed in the rented premises.
IX - Assignment and subletting
- This seasonal rental agreement is entered into intuitu personae for the sole benefit of the Tenant. Consequently, any transfer of the lease, any subletting, whether total or partial, or any provision free of charge of the accommodation and/or its outbuildings, is strictly forbidden.
X.- Resolutory clause
- Should the Tenant fail to comply with any of the clauses stipulated above, the present lease will be terminated at the end of a period of 24 hours following a simple summons by registered letter with acknowledgement of receipt or by hand-delivered letter which has remained unsuccessful. Termination will take place ipso jure without the need for any legal formalities, notwithstanding any deposits or real offers made after the aforementioned deadline.
XI - Penalty clauses
- It is also stipulated as a penalty clause, in order to guarantee SCI Bedel 162 the effective and immediate recovery of the leased premises, that the Tenant, in the event that he remains unduly in the premises at the end of the lease, shall pay SCI Bedel 162 an occupancy indemnity calculated, day by day, on the basis of the amount of the rent plus 50%.
XII - Invalidity
- Should any provision of the Agreement be declared null and void in whole or in part by a final and unappealable court decision, the validity of the remaining provisions shall not be affected.
XIIi - Applicable law - jurisdiction
- These general terms and conditions of sale are governed by French law.
- Any dispute which may arise between the parties concerning the validity, interpretation and/or performance of this Contract shall be submitted to the courts of competent jurisdiction in application of article L 141-5 of the French Consumer Code, which states: “The consumer may, in addition to one of the courts having territorial jurisdiction under the Code of Civil Procedure, choose to bring the matter before the court of the place where he resided at the time of the conclusion of the contract or the occurrence of the harmful event”.
